What is a measurement or floorplan service?

A floorplan service is just what it sounds like: An appraiser measures the dimensions and area of the property, then draws a basic or highly detailed layout based on your requirements. The appraiser's report and floorplan is a form that can be used to prove the accurate Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and sometimes essential when disputing property taxes or selling a property.

How does a measurement service work?

During a floorplan service, an appraiser measures the home or property with a measuring tool — generally a tape measure or laser measuring device. As they walk the house, they note the layout of the rooms and other features, like closets, hallways, and fireplaces. They might make a rough sketch of the property. Then, the appraiser writes up a report and detailed sketch showing the total square footage of the home and the general layout. The finished product is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documentation, property listings, and more.

When are floorplan services needed?

Disputing property taxes

Tax records often reflect inaccurate area of a property because the values can come from various sources, and sometimes go unverified — which means you may be taxed for more square footage than you own! Unless an appraiser has executed a recent appraisal or home measurement service on your property (after any updating that may have affected square footage), you'll need an appraiser to perform a home measurement service before contesting what you're taxed. An appraiser will determine the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your property is worth.

Selling a property

A home measurement service can secure fair market value for your property. Living space is one of the most important elements potential buyers look for when purchasing a home — but since these values are often approximated rather than properly measured, your home listing might show less Gross Living Area (GLA) than it can take credit for. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the amount of interested buyers. The only sure method of using an accurate GLA when listing your property is to refer to a recent appraisal or home measurement service executed by an appraiser (after any remodeling that may have affected square footage).

Material for agents

To make certain that your client's home closes at a price that properly reflects market value, we advise seeking a measurement of the property. Clients, and potential buyers, will be grateful for your attentiveness, and you can be assured that the GLA on your client's listing is truly representative of their home. A measurement can also be a fantastic marketing tool for enticing potential buyers because they can view the layout and characteristics of the property before and after touring.
